There are a couple of advantages in renting an apartment through an apartment complex.  In many cases, an apartment complex is a security building where someone would have to be permitted in through pressing of a device acting as a door control.  In a majority of cases with Canada apartments , the apartment complex is run by a property management company or an investor doing this as part of their business.  In many cases an apartment complex will have an onsite person who lives in the complex while having the sole full-time responsibility for its maintenance and upkeep. An apartment complex high rise with a significant amount of apartments may also contain amenities like a common area where people might arrange to meet and socialize, or a service elevator.  The service elevator can be particularly useful for renters who are moving in and out of the apartment complex .  Many of the larger apartment complexes will also feature onsite Laundromats.  If there is no washer/dryer hook up in an apartment, it is a benefit to have access to something right in the building versus having to use the services of a Laundromat.  In a good apartment complex you will often if not always see maintenance issues resolved in a timely manner.  It is likely that proper upgrades and cosmetic repairs on the place in order to maintain the level of investment potential and resale value would happen in short fashion. Many things should be considered when and if looking at an apartment complex as a potential rental avenue.  Other than ones mentioned above, it is worth considering the apartment location in the complex.  Living on the top floor of an apartment complex for instance gives the person freedom from worrying about who is above you and if they are loud on their feet.  The con to that is you are the one who might be loud on your feet and a possible disturbance to the person below you unless you step lightly.  This same argument would work if you were residing in a basement apartment.
