Millions upon millions of people in this world rent apartments or college dorms. For some, it offers a convenience of price. For others, it offers the convenience of staying on campus. In a city as known for its colleges and universities, Austin is a prime example of a renter's paradise. Over 100,000 students attend places of higher learning.

Once a renter's contract ends, it is time to pack up and move on to future opportunities. Make sure to check the contract you signed before moving in to your apartment. It's easy for little details to slip through the cracks, which can come back to haunt your later in the form of damage fees. The landlord uses this money to have your apartment restored for future tenants.

Many contracts include clauses about renter responsibilities for repairing damages to the apartment. Aside from damages that were not reported prior to move in, you are liable for everything else. This includes everything from new dents in the walls to freshly damaged carpet.

Carpet care is something that is often forgotten by new renters and college students. Throughout the course of their lease, they encounter the typical carpet wear and tear. To a certain extent, the landlord or dormitory managers expect it. They are often careful to install extremely durable carpets in colors that hide the worst excesses. Their prevention is not always enough, unfortunately.

Here are a few key pieces of carpet care advice for first-time renters and college students in Austin, Texas, who are moving out.

1. Re-read your contract. Double-check how the apartment damages clause was worded. Sometimes, the apartment/dorm automatically cleans the carpet, without charging you. However, in the cases that it is not, you need to know beforehand to avoid fees. This fee may be taken out of your initial deposit or charged to you later.

If you do not pay the fee, it can influence your future renting opportunities. Many first time renters without credit or with poor credit must submit references from previous landlords. It would be unfortunate to be denied housing because of non-payment.

2. Ask your landlord or dormitory manager for a list of the estimated costs for repairing and cleaning the carpet. This will help you gauge how much work you should devote to repairing the carpet damage. Some damage you may be able to easily clean yourself. For others, however, it may require a carpet cleaning expert. This includes pet urine, smoke damage, wine stains, and other major damages that require deep cleaning.

3. Shop around for Austin carpet cleaners. Yes, this may mean paying out-of-pocket for a service, but consider how much your landlord will charge you if you don't. Especially in the Austin apartment community, damage fees for carpets can range from $100 and up. It may be worth the investment to avoid paying a bigger fee from the landlord and tarnishing your rental history.

4. Carefully research the carpet cleaning companies in your area. When you call, be sure to ask if they are experienced with college apartments and have a truck with mounted equipment. This means that they can do the job quickly, with the best equipment. Be sure to check for specials and discounts. If your apartment is not large, you may be able to negotiate for a lower price as well.

5. Keep copies of all recipes and documents. This includes the original lease agreement, receipts for cleaning, copies of cleaning bills, agreements made with the landlord about damages, and a copy of the letter that you send to the landlord with your forwarding address. If any issues arise, these items help you avoid paying untrue penalties and strengthen your claims.
